Call for applications ex-Beauty Concept in the "Jardins d'Apolline" building
The State Property Authority granted a State property occupation agreement concerning the premises lot 200 on the ground floor of the building known as “LES BOUGAINVILLIERS – C2” 11 Allée Lazare Sauvaigo, with a surface area of approximately 56 square metres, for use by "Beauty Concept".
The premises are intended for the sole purpose of operating a "beauty institute offering permanent make-up, purchase and retail sale of cosmetic products and accessories related to the activity; hairdressing and barber services and the sale to professionals of aesthetic appliances".
The operator of “Beauty Concept” has expressed the wish to exercise the right of repossession granted to her.
The State Property Authority draws attention to the fact that the operator does not possess any business goodwill, in view of the public ownership of the premises.
The State Property Authority is hereby launching a call to enable anyone interested in repossessing the premises at Lot 200 to submit an application so that the most appropriate candidate can be selected.
The successful candidate must pay the operator of "Beauty Concept" a repossession fee of a sum of TWO HUNDRED AND EIGHT THOUSAND EUROS (€208,000.00), no later than the day of the signing of the deed of occupancy with the State of Monaco, acting through the State Property Authority.
The "repossession fee" may not be reimbursed in any form whatsoever by the State of Monaco in whole or in part to the successful candidate throughout the duration of the agreement and any renewals and/or extensions, nor at the end of the agreement for any reason whatsoever.
It is expressly stated that payment of the above-mentioned sum is a sine qua non condition of this call for applications.
All interested persons must undertake to make this payment, otherwise their application will not be accepted. To this end, a document drawn up by a banking institution must be attached, certifying that the funds are held or that a loan has been granted.
The premises will be intended for a commercial or professional activity, with the exclusion of all food businesses and real estate or insurance activities.

In addition, it will be up to the buyer to establish his or her personal business directly with the operator of "Beauty Concept", including the taking over of existing contracts, employment contracts and stocks, with regard to which the State of Monaco may not be held liable.
These applications should also be collected from the State Property Authority offices, on the fourth floor of 24, rue du Gabian, from 9.30 am to 5 pm Monday to Friday (excluding public holidays), or requested by telephone at 98.98.44.66 or email at the following address: administration.domaines@gouv.mc.
The application includes the following documents:
- An information sheet on the conditions relating to the tender for applications and the conditions of use
- An application file to be returned duly completed and signed by the applicant (and any associates in the case of a legal entity)
- A draft occupation agreement (no contractual value)
- A letter of understanding for the payment of the repossession fee
To request a visit of the premises or additional information, those interested should contact the person whose contact details are provided on the information sheet.
Candidates must submit a digital version (on a USB key reader) and a paper version of the documents above to the State Property Authority by the deadline on 8 September 2023 at midday, at the latest.
Applicants’ attention is drawn to the fact that only complete packs including absolutely all the documents required will be considered.
