Call for applications for two commercial premises in Palais de la Plage
The State Property Authority hereby announces that the following premises are to be made available in the “Palais de la Plage” building located at 37, avenue Princesse Grace:
- A commercial premises forming lot 1, situated on the ground floor, with a surface area of approximately 124 square metres, and a store room, situated in the basement, with a surface area of approximately 52 square metres
- A commercial premises forming lot 2, situated on the ground floor, with a surface area of approximately 166 square metres, and a store room, situated in the basement, with a surface area of approximately 136 square metres
The above-mentioned premises are intended for commercial activity, excluding any type of food activity in any form, given that the installation of extraction equipment remains prohibited.
In addition, the commercial premises being offered under this call for applications may not be used to exercise a licensed profession or as an office.
The premises for storage area use are being made available solely as part of the operation of the above-mentioned commercial premises.
This business must be in line with the Principality’s prestigious image, and should not, under any circumstances, cause any disruption of any kind.
The commercial premises are being leased in a rough, unfinished condition, all work to fit out the premises will be conducted at the expense and under the sole responsibility of the selected applicant. This includes the work needed to ensure that the premises comply with all current standards and requirements imposed by the relevant authorities, without being able to request any rent reduction, compensation or the provision of other premises.
The provision of the State-owned premises offered for lease under this call for applications will be the subject of a State property occupation agreement on a short-term basis, for a duration of FIVE (5) years, non-renewable as of right.
Please note that the provisions relating to Act no. 490 of 24 November 1948 concerning tenancy agreements for commercial, industrial or trade use, amended by the Act no. 1.287 of 15 July 2004, do not apply, as the premises concerned are State-owned property.

- For the premises forming lot 1 and the associated store room: at 9am
- For the premises forming lot 2 and the associated store room: at 10am
Monday 6 October 2025
- For the premises forming lot 1 and the associated store room: at 2pm
- For the premises forming lot 2 and the associated store room: at 3pm
Monday 13 October 2025
- For the premises forming lot 1 and the associated store room: at 10am
- For the premises forming lot 2 and the associated store room: at 11am
Applications should be sent to the State Property Authority by the deadline on Friday 17 October 2025 at midday, at the latest.
The candidates’ attention is drawn to the fact that only complete packs including absolutely all the documents required will be considered.
