Industrial or tertiary industrial companies based in the Principality can apply for a subsidy to help cover their rental costs.
Understanding the process
The government offers the “industrial rent subsidy” to companies located in the Principality and engaged in an industrial or tertiary industrial activity. The aim of this subsidy is to relieve companies’ rental overheads.
This subsidy, which is paid in arrears in six-monthly instalments, it is based on the amount of rent paid and the surface area occupied by the company, excluding warehouse space.
How the subsidy is calculated
The amount of support you can get is based on the rent you pay, expressed in euros per square metre per year:
- Eligible rent levels: Only rent between €84 and €168/m²/year is eligible (2025 rates)
- Rent below €84/m²/year is excluded
- Rent above €168/m²/year is excluded (i.e. a cap of €168 is applied for the purposes of the calculation)
NB: These minimum and maximum rent thresholds are updated annually in line with the consumer price index.
- A flat-rate supplement of 10% is added to the subsidy to cover building-related costs (service charges, maintenance, etc.)
- Maximum subsidy: the total amount of support is capped at €99,000 per year and per business
- Premises excluded: areas used exclusively for storage and parking are not included in the calculation
Examples
Figures:
- Floor area: 200 m²
- Rent: 150 €/m²/year
- The rent is between €84 and €168/m²/year, so partially eligible: €150 - €84 = €66/m² taken into account when calculating the subsidy
Calculation:
- Gross eligible amount = 200 m² × €66 =€13,200
- Flat-rate bonus of 10% = €1,320
- Total subsidy = €13,200 + €1,320 = €14,520
Subsidy paid: €14,520 in two instalments
Figures:
- The rent exceeds the maximum threshold, so the cap of €168/m²/year applies
- Difference taken into account = €168 - €84 = €84/m²
Calculation:
- Gross eligible amount = 2000 m² × €84 =€168.000
- Flat-rate bonus of 10% =€16.800
- Total subsidy before cap applied = €168.000 + €16,800 = €184,800
- Maximum annual subsidy = €99,000
