Commercial premises to be rented out in Fontvieille shopping centre

PUBLIC NOTICE

The State Property Authority hereby announces that a commercial premises with a surface area of approximately 4.777 m², are to be made available in the Fontvieille Shopping Centre, 5, terrasse de Fontvieille

The above-mentioned premises are intended exclusively for the operation of leisure Centre/playground, excluding any type of food activity in any form whatsoever, bar, snack bar, juice bar, pâtisserie, ice cream shop, tea shop, even if no cooking or extraction takes place on site and/or the business is a takeaway, given that the installation of extraction equipment remains prohibited.

In addition, the commercial premises may not be used to exercise a licensed profession or as an office.

This business must be in line with the Principality’s prestigious image, and should not, under any circumstances, cause any disruption of any kind.
 

The commercial premises are being leased as is, all work to fit out the premises will be conducted at the expense and under the sole responsibility of the selected applicant. This includes the work needed to ensure that the premises comply with all current standards and requirements imposed by the relevant authorities, without being able to request any rent reduction, compensation or the provision of other premises.

The premises will be made available until 31 December 2025, with the possibility of renewal, subject to the express prior written agreement of the State three months before the expiry date, particularly in view of the progress of the Fontvieille Shopping Centre renovation project.

The provision of the premises described shall not under any circumstances constitute any kind of acquired right for the selected applicant to operate their business again in a commercial premises within the future Shopping Centre, without, however, this does not rule out the possibility of relocating to the future centre on rental terms to be determined as appropriate at the full discretion of the Principality of Monaco.

The premises must be handed over in perfect condition, without any right to compensation in any form whatsoever and for any reason whatsoever, particularly in respect of any investments made.

The commercial premises can be visited, without appointment, at the following days on the following time:

  • Monday 15 July 2024 from 2.30pm to 4pm 
  • Wednesday 7 February 2024 from from 9.30am to 11am

Applications should be sent to the State Property Authority by the deadline on Friday 9 August 2024 at midday, at the latest.

The candidates’ attention is drawn to the fact that only complete packs including absolutely all the documents required will be considered.
