Understanding the process
Aid may be granted to homeowners for renovating single-glazed windows in their dwellings, as well as in common areas of residential or mixed-use buildings situated in Monaco.
This aid is only available for the replacement of single-glazed windows and glazed doors and applies only to buildings that have been completed for at least ten years at the time of application.
Applications may be made by:
- For residential or mixed-use housing situated in Monaco
- The owner in their own name
- The authorised representative of jointly owned properties where there are a number of joint owners
- The legal entity which owns the building
- For the common areas of a residential or mixed-use building situated in Monaco
- The owner in their own name
- The authorised representative of jointly owned properties where there are a number of joint owners
- The legal entity which owns the building
- Entire co-ownership groups, which may comprise private or public owners, via the managing agent or representative, where there is no legally established managing agent
Aid is granted, in principle, on the basis of an application file.
The amount (as a percentage of the total sum for the work including all taxes) is:
- For dwellings:
- From the 1st to the 5th dwelling: 40% of the cost of work, capped at €400 per window
- From the 6th to the 10th dwelling: 30% of the cost of work, capped at €300 per window
- From the 11th to the 15th dwelling: 20% of the cost of work, capped at €200 per window
- From the 16th to the 20th dwelling: 10% of the cost of work, capped at €100 per window
- For common areas of residential or mixed-use buildings
- From 1 to 5 windows: 40% of the cost of work, capped at €400 per window
- From 6 to 10 windows: 30% of the cost of work, capped at €300 per window
- From 11 to 15 windows: 20% of the cost of work, capped at €200 per window
- From 16 to 20 windows: 10% of the cost of work, capped at €100 per window
Furthermore, a bonus payment of 20% of the amount of the works subsidised and a further 200€ regarding the maximum amount per window will be added for premises for residential use referred to in Act No.1.235 of 28 décembre 2000, amended, until 31 August 2023.
Finally, bonus payments of 5% of the amount of the works subsidised and a further 50€ regarding the maximum amount per window, will be added when a building company established in the Principality of Monaco is used to carry out the installation.
It should be noted that the total amount allocated to the same beneficial owner, as set out in Act no. 1.381 of 29 June 2011 pertaining to registration duties which are payable on transfers of property assets and rights, may not exceed €20,000 including tax, regardless of the number of applications or the size of the premises concerned.
The subsidy, as well as the bonus payments, may be awarded for any payment requests submitted before 31 August 2025.

- Uw: Heat transmission coefficient for windows (the heat transmission coefficient U, in Watt per m² per degree Kelvin, W/m².K, represents the ability of the window and frame to transmit heat).
- Swsp: The solar heat gain coefficient for unshaded windows indicates the percentage of solar heat transmitted by the window towards the interior of the dwelling.
- Ug: Thermal transmittance coefficient for glazing.
You can estimate the amount of your window renovation subsidy for one or more dwellings and/or for the communal areas of a building by using the simulator.
Applications for the subsidy must be made to the Department of the Environment.
Payment of the aid is subject to approval of this file.
The application file must contain the following documents:
- A certificate of ownership or a copy of power of attorney in the case of representation
- For condominiums, a copy of the proceedings of the general meeting at which the work was approved, mentioning the agent appointed to represent the co-owners
- A certificate specifying the principal beneficial owner(s) of the legal entity that owns the property, where the property is not owned by a natural person, or by the joint ownership of natural persons
- A bank account details
- A detailed invoice drawn up by the professional who carried out the work, stating:
- The address of the dwelling or building, in the case of the replacement of windows in common areas
- A technical notice stating the coefficients (Uw, Sw) or Ug
- Photos of the windows replaced, before and after the work
- If a construction company established in the Principality of Monaco is used, the total amount before the subsidy, the amount of the subsidy and the net amount must be indicated on a detailed invoice, which must be stamped by the beneficiary
- In the event of recourse to representation by a proxy, a mandate signed by the owner authorising the company to undertake the administrative procedures on his or her behalf and receive the subsidy and bonus payment directly
- A copy of the letter relating to the as-built inspection, when authorisation for the work is required in accordance with Article 1 of Sovereign Ordinance no. 3.647 of 9 September 1966, amended
- In the event of the use of a foreign company, a copy of prior correspondence with one of the companies established in Monaco that is capable of undertaking this type of work must be placed on file (a request for a quote by e-mail or post, a negative response, if applicable, from the company, etc.), as well as a copy of the "RGE" qualification certificate or equivalent from the foreign company selected
